Custom pricing but keeps adding extra guest price

I have set a custom price for a long weekend with a minimum 3 day booking. The price is good until I check the calendar and it keeps adding on the $50 extra per person charge. Airbnb has changed their format so have no idea where to change it.

@Beverley21  If you have an extra guest charge after 2 guests and the traveler has more than 2 guests, the system will apply to the extra guest fee the reservation.  I don't know about what you are seeing but it is clear on your home page that you have a substantial extra guest charge.  Availability setting cannot override the extra charge fee as it is addressing minimum night stay.  What do you want to accomplish?  Perhaps there are hosts that can offer ways to use the system to what you want.

My everyday charges should be $200 per night (weekday) and $50 per person after the first 2 guests.

Weekends I charge a flat rate of $400 for the whole house.

On the Long Weekend I charge $400 per night for the whole house on Friday/Saturday and Sunday is discounted to $300 per night. That makes it $1,100 for the weekend.

If I change the $50 per person in the pricing area it changes it for the entire Calendar. I have tried to change in the following:

From 9 Jun 2017 – 12 Jun 2017 the minimum stay is 3 nights.

but the system won't allow me to turn off the $50 per person.

With only 2 weeks to go until the long weekend I am really concerned that I may miss out on bookings.

I am the cheapest property in my region for an entire house, walking distance to main street. It works out to $66 per person on the weekend if it is booked for 7 guests. Most weekends I have either 6 or 7 since starting my business in Feb this year.

Due to major bushfires years ago in our region there is very little major accommodation so bed and breakfasts have popped every where. There are over 100 in the area and all are booking out.

Airbnb has been amazing.

@Beverley21    Click on 'pricing'   then  "extra charges'  then 'edit' and change to your preference. Hope that works for you.

No couldn't work out where I could contact Airbnb. Tried Contact us and it keeps sending me back to the help section. Very frustrating.

@Beverley21  Basically you cannot have the extra guest charge on for some of your calendar and off for some of you calendar.  Since this special weekend is coming up soon, how about removing the extra person charge until you get the big weekend booked then add it back on.  You could change your availability window to a month so you will not have future reservations without the extra guest charge.  Sometimes as hosts we must think outside the box to accomplish what we want.

So here is the official response from Airbnb for other hosts to read. Glad to know it is not me but I think they need to fix it. Can't believe others haven't queried the extra guest pricing.

As of the moment, we do not have the option to add or remove the extra guest fee on specific dates. Once you set extra guest fee, it will automatically apply to your listing and calendar as a whole. What you can do is to send a Special Offer to your guests to deduct the extra guest fee. You can also update your listing description to add the information that for the coming long weekend, you will deduct the extra guest fee by sending Special Offer.

You can use a Special Offer to set a custom price for a guest. When a guest has reached out to you by hitting the Contact Host button on your listing, you can click the link in your message thread to attach a Special Offer and set a price for the reservation. The price you set should be the total price you wish to charge, given the number of nights booked, the number of guests booked, and your cleaning fee. The guest can then click the Book It button in the message where you attached the Special Offer.

Keep in mind we calculate the Airbnb services fees based on the total price you offer. We'll deduct 3% from your payout for host fees, and we'll charge the guest fees and any applicable taxes in addition to the price you set.
