Hi everyone. You were so helpful resolving my last issue that I wanted to reach out again for homeowners opinions and experiences on rental rates.
I feel like I spend a lot of time trying to set (and reset) my nightly rates based on seasons and demand, etc. But often the rates don’t come up right on quotes given to guests through Airbnb so I have to take the time again to go carefully through the calendar and correct any changes. I am wondering if it would be simpler to just set one nightly rate for every day in hopes that it is simpler. Has anyone else done this?
It is very common to set 1 nightly rate (fixed or by "Smart Pricing") for a listing. After that you can create exceptions for special days, seasons, holidays etc.. by using all the tools available. It is not recommended to manually price days in the calender on a regular base (only for some special days etc..). Using the tools is more flexible.
Quotes guests see should not come as a surprise if you setup things well, and you can always check on your own listing if prices show up as expected.

If you have the multicalender available, you can create rulesets to customize pricing (and more) for any choosen period:
