Be sure to have waterproof mattress covers on your bed. I had a guest P and ruined my bed. My cleaning people had changed the linens and failed to inform me of the damage. Prior to the next guests arrival, I changed the linens and to my dismay, found the damage. Too late to turn into Airbnb
The joys of hosting! But I beg to differ on your statement that it's too late to appeal to the Resolutions service; I've discovered missing or damaged items that I was able to confidently trace back to prior guests (after receiving verification from the culprits via the Airbnb messaging platform for corroboration) and succesfully received compensation.
I'd initiate a converstion with the guest in question, see if they accept responsibility and proceed from there.

When I bought my new mattress I was told to buy a good waterproof protecter(cover) because if there is a stain all warranties are void if stained. Even if someone spilled a glass of water. Just thought I would add my info to this thread. Best to you.
Hi @Mara24 Great advice for all new hosts - get high quality waterproof covers for your mattresses! I got the kind that are also resistent to bed bugs (hoping to never have to rely on that feature). I think all new hosts should spend time on these forums before they let their listings go 'live", it would sure save a lot of headaches. - Karen
