Hello.. 

How can I inform the guest before

booking that there is a refundable damage deposit upon arrival? Is there a better way than putting this requirement in the housing rules

Setting a security deposit is an option on your listing and will be brought to guests attention when booking. It is not allowed to charge the guest other kind of security deposits:
