I'm curious, why do you want to give a bonus for booking early? You don't get any advance payment. Is it just for the security of knowning you are booked into the future?
I actually do just the opposite. I set my price for a few months and longer in the future a bit higher. I consider it a premium for guests that want the assurance of an advanced booking. Booking several months in advance is a convenience for guests
Personally I agree with James - we set higher prices for future months then if not fully booked reduce the price weekly as you get closer to that month. Most of our bookings are about 8 weeks out, no further.
Also - you can set your reservation requirements to any minimum number of nights you wish. It means that if a guest sends a booking request they can only do so if meeting your minimum requirement. It does not stop a guest making an enquiry - which may be useful if you find you have odd nights between your 3 night + stays
I agree, most hospitality organisations offer discounts for advance bookings. To me it is a standard policy within the hospitality industry. I think it would be most advantageous to smaller operators. I do not understand why Airbnb do not embrace the idea. If hosts want that option why is it not available from Airbnb. It does not hurt Airnbn to make this option available if hosts request it. So please Airbnb wake up and make the option available to hosts. Peter
