Hi I'm new and I've only been hosting for about 4 months.
I was wondering what if any effect it would have on my listing, rating, perception etc if a review was not made? Either by the guest or in the this current instance both of us?
I have a dilemma in that a guest has booked to stay for 6 weeks, more or less. But because I had another booking for 2 nights in the middle it is broken into 2 parts. So they have finished part one and return tomorrow. But air bnb are requesting a review.
Obviously I don't feel I can review a guest who is staying in my house for another 3 weeks. I expect that they feel the same.
So if we don't, will it look bad? Or do you think the reasoning will be obvious.
Thanx
Wendy
Hi @Wendy684 I hope you are well!
You need to maintain a 50% rate of guests who review you to maintain your Superhost stats, but otherwise there isn't really an effect for not hosts/guests not reviewing a stay.
If you're new to hosting, the more reviews you build the better- there's no reason you can't review the guest stay, (you're reviewing the guest on the completed portion of their overall time with you) even if they have a future booking, you can review the stay that has just happened and then review the further one too.
Totally understand why you might not want to if the stay was less than perfect or if you have constructive feedback for the guest, but if it was all positive, then 2 positive reviews in the bag is certainly better than one 🙂
Paul.
I've just had another 'guest' message me to say they cannot review because they didn't end up staying and cannot answer questions about the rimr- which does make perfect sense and I totally understand. Except they didn't cancel the stay so it's now effecting my review percentage.
To clarify I consented to a v late check in but they had mechanical trouble and didn't make it. I only found out after 11pm.
just say in your in your 1st review
"Guest returning in a few days time and I will post my review after their second stay"
or something along those lines
Sorry I am rather confused @Wendy684 - why don't you feel you can review the guest for her first stay?
You have two opportunities to review this guest.
If the second stay is negative then you can review based on that experience.
If the first stay was a positive one, then there is no reason to think the second one won't be./
I do see your point. I suppose I can review the guests stay andI really don't have anything negative to say.
I suppose I'm partly concerned about the pressure it puts on him to place a review then when he is staying here for another few weeks and while I hope his review is positive I don't want him to feel awkward.
Maybe I'm worrying about nothing. I'm still reeling from a surprise negative review so I'm paranoid everyone might want to do one now!
