@Sue85, as no reviews appear to be visible, it's likely they don't have any. Before accepting their request, I advise you to ask the person a few questions. For instance, what's the purpose of their visit? How many people are included in the booking? Have they read the listing description carefully, and the house rules? It's important to get a sense of what kind of person the guest is. If you feel at all uncomfortable, simply decline the request. But be sure you make a decision and respond quickly.
For future guests, I urge you to require a Security Deposit. I would also suggest that you beef up your house rules and make them more specific. Guests need to have boundaries spelled out. For instance, are children over 2 years old welcome?
Your place and location look lovely. Makes me homesick. 🙂 (I lived in Perth for many years, and am a naturalised Aussie.)
