Guest asking for Refund

I happened to see my guest Wednesday evening (it's now 6:00am Friday morning) at the property while meeting with someone else.  He mentioned to me that the toilet was starting to leak and he also mentioned that they would be moving into their new home this weekend and that they would be in and out.  In that conversation he mentioned a refund which I assumed it was for them possibly not using the last day or two of the stay since he had just mentioned the issue with the toilet (which had not been a problem previously because it is new).  I'm not sure how to handle this issue since he also said that it didn't matter to him if I gave him a refund.  As far as the toilet, I sent him a text message at 9:00am the next day to ask him when would be best to enter and to ask if no one was there would it be ok to enter but he did not respond until a little after 3:00pm  which was a little late notice for my maintenance person.  He acted like neither was a huge deal.  Not sure what to do as far as the refund question he posed.

I don't think he wants a refund. He was just being informative, I guess. Maybe even just making conversation. Not everything is a refundable situation. Let him put in a formal complaint with the resolution center if he wants a refund.
