Guest cancellation

My confrimed and accepted guest just cancelled his reservation for 2 weeks March. I am totally OK with that but who has to cancel the reservation, me or him? He asked me to cancel it?

If the guest wants to cancel, the guest should cancel, that goes without saying.

If the host cancels, there will be host cancellation penalties that you should avoid at all cost.  Do not accept requests saying the guest needs you to cancel this reservation - this will be treated as a host cancellation. You need to decline such requests within the timeframe given.

I had a request and without my realizing my instant booking was set. (when I queried this airbnb struggled to change it and said that there was a problem with their system) I had contacted with the guest as she was requesting all kinds of things. After approximately 5 days I confirmed that I was not sure that the building renovations would be completed by Jan when her booking, was for but I could let her know at the end of June. So gave her the option of cancelling which she did. I have now been blocked for 2 months. Surely as the guest cancelled I should not have been penalized. Also airbnb are now requesting that I send photos or videos of the building which has not even started. Any suggestions what I can do about this?

Guests made reservations in October for four days at Christmas. They want to cancel for health reasons of a pregnancy for an older mom. That is fine. We worry we won't be able to get another reservation since most guests book holidays in advance. Does Airbnb have options to flag the unexpected "now availabile for Christmas"? What can we do?
