Guest requested a stay but pricing shows lower than i have set

Hi, I'm new to hosting and keen to get going however i have a problem as follows...

 

I've set up a couple of weeks to host for the first time:

 

The pricing is set as follows

£89 to £200 on smart pricing

Base price of £100 

along with long term discount of 10% for monthly and weekly

a security deposit of £200 and cleaning fee of £50.

 

However I have  guest request for 8 days shows in the conversation as £2 x 8 nights = £17 plus cleaning fee of £67 (-service fee of £2) "you earn" £65

 

Can someone assist and point me in the right direction for the settings as this is clearly incorrect.

Have you checked all your price settings in particular Long Term Discounts and the sub options? This is where you would normally find any special offers for any specific weeks or months; follow the path below -

 

  • Host
  • Manage Listing (open default calendar page)
  • Price Setting (top right hand corner, click for drop down menu)
  • Long Term Discounts (scroll to bottom of this section)
  • ‘You can also set a custom price for a specificweek ormonth’. (click the link highlighted in red 'week' and 'month'. remove  any prices in here)

 

If you locate the problem via the path above, then just e-mail the guest apologising for the error in pricing and inform them that unfortunately you are unable to accommodate their request as such have to decline. Inform them that you have amended the price and they are most welcome to review and request to book if still within their range.

 

If you can't identify the fault then contact Airbnb to resolve the issue and again inform the guest that there is a glitch which has resulted in them being offered an incorrect price, it has been referred to Airbnb to amend price, however you are unable to accommodate their booking request although they can review once rectified.
