Guests disobeying house rules

We had a party of 3 people booked from the 7th - 11th September.  Four guests arrived, they had told us they might be 4 guests but they still booked 3.  We decided to let it go.  This morning we had residents living close to the house calling us to tell us tha our guests, for two consecutive nights, came home at 4.30am, and woke up the whole street with the din, then proceeded to make a party in our house with loud music and a lot of noise, till around 9am at least.  They brought in other people in the house, at one point there were 12 people partying in the house.  We called them and then decided to go and take a look.  In the house there were people who our guests didn't even know!! They met them the night before and let them in the house! I also noticed that the house had a smell of cigarettes when the house is a strictly non-smoking house. I found an ashtray full of cigarette butts in the kitchen.  We had also reminded them verbally not to smoke in the house.  In the house rules we leave for the guests there is specifically written that the area is residential and to please respect the neighbours and refrain from unnecessary noise after 10pm.  The guests said they would not repeat what happened, but they did not seem to be very apologetic. I don't know what to make of it, i felt like just telling them to leave. Any advice please?

Honestly, I was going to trust them after speaking to them this morning, but after reading the comments sent, maybe I shouldnt. This experience will help me wisen up. Thanks.

Call Airbnb immediately and politely tell them that you are terminating the reservation.  They invited strangers even THEY don't know into the house to stay overnight.  I'd pretty much call them done.  Plus I would charge them for the smoke remediation and the extra guests you found in your home.

Thanks, gosh, this has never happened before, we always had really great guests.   I checked again on the house rules on my listing - there is written no smoking, and no parties or events! Maybe I shouldnt trust them to stay another night... Thanks for your advice

To be honest I don't understand why you are even hesitating about this.

 

Your guests broke more than one of your house rules and upset your neighbours two nights in a row by having all night parties.


Call BNB and ask them (not you) to cancel the booking and ask the 'guests' to leave.

 

Their behaviour is completely unacceptable - why would you want to risk them trashing your house and upsetting your neighbours further. Make sure they leave tonight.
