 I have a problem with a guess that book for 3 days but when he got to my place he told me that he found some body from time share that offers him a good deal. He stay one day and start causing problems so he can get his monety back.

According to our policies to get the money back he has to cancell 72 hrs. Before. But he still sending messages about getting the money back. And Airbnb said I got to answer him  he is requesting 88 dlls.

@StevenandLili0. The proper procedure for a guest who doesn't cancel their stay and wants a refund is for the guest to file a claim through Airbnb's Resolution Center.  Once he does this, you will have the opportunity to decline the request and to state your reasons (he voluntarily chose to leave because he wanted to stay at a time share).  

He could then escalate the issue for Airbnb to resolve and a case manager would be assigned to make a final decision.  Hopefully you have all the discussions about this in your Airbnb messaging thread so Airbnb can look at it.  

In the meantime, if the guest has not filed a proper claim, you can just ignore him.  Personally I would not give a refund since my calendar was blocked for him preventing any others from booking those dates.

Just decline and cite the terms and conditions, that the guest has agreed to.  The only downside is that the guest might try to get revenge by writing a bad review.  It happens.  I once had guests pretend there was a mouse in my apt to get out of the stay...

Hello.

I'm new to Airbnb... What is the procedure when guests ask to include extra friends and family to stay ?  My limit is 5 guests per visit. The request is to include another couple and two kids, because "they felt the space  looked big enough to accomodate more guests ..."

Your property, your listing = your rules!

Otherwise you may end up with a review, stating: Not equipped or too small to accommodate 6 persons!

Thank you for your wise advise Cor. This was my second reservation with Airbnb and both asked to bring along an additional family of four, when it's clearly stated that we accommodate 5 ... I'm wondering if this is a common trend...

You are welcome 🙂 I'm not sure whether this is a trend. But I've seen other Community messages on guests wanting to rent an accommodation above the limit for the maximum number of persons.

The trend at our place is: A lot of requests by guests for discounts nowadays 😞

 

Maybe you get more these kind of requests, because your account and listing seems to be relatively new on the platform. So these kind of guests may think: Let's give her a try - as she may be an unexperienced host and therefore keen to get bookings.

 

When people make a reservation request and they communicate that they want to come with more (make sure they have it stated in the Message Thread). Then get in touch with Airbnb - and let them cancel the reservation. As it is clearly not in line with the rules of Airbnb.

 

I only ever had 1 such request (we accommodate max: 5 - as well). Where the guests wanted to bring an additional baby (Which is a complete different topic too).

 

Personally, I would stick to the maximum.

Because when you allow, you can almost count on it that they will mention the lack of space in their review. Plus you will have additional utility costs as well! And where will the extra people sleep?

 @Bernadette94 Its confusing as you offer accommodation for more than 5 guests.

Remove the statement below and your problems should disappear.

"To include another family or more friends to share the space with you please have them make a separate reservation with Airbnb. Beyond five guests we will make preparation for additional accommodations, but there is a fee of $25.00 for each extra person, per night."

How are they supposed to make a seperate reservation, do you have a hidden listing.

Or if you want more guests for extra money when 5 have booked, set an extra guest price after 5 guests for $25 per person (its added under "pricing" in "extra charges"

I added the "additional guest accommodation info" this morning as a way of finding a solution to this problem.  I'll remove it, and  consider adding the "extra charges" for extra guests under "pricing" instead ...

That would look somewhat odd?

Accommodation suits max 5, and an additional uplift after the 5th guest?

I think it is possible to set this pricing, but it does not make much sense.

As the booking will not allow to enter more than 5 guests (+ free babies).

 

Guests can only make a request in text, in order to ask whether they can stay with more than 5.

@Cor3 the sleeping arrangements can accommodate 8 at @Bernadette94 place, 2 x queens, 1 x single, 1 x sofa bed and 1 x couch, so it just needs the max guests altering.

Or if @Bernadette94 wants a max of 5 guests she would have to remove the common spaces listed with a sofa bed and couch to avoid confusion

I didn't study @Bernadette94's listing in that much detail. So my apologies for that (to both of you).

And I do agree, that certainly these do send out the wrong message for the listing of Bernadette.

 

So when potential guests of Bernadette study her listing. I can assume that it is not strange for them asking to stay with more people.

 

But obviously it is up to Bernadette how she wants to deal with this.

So when she is not comfortable with more than 5 guests. She should adapt her listing with regards to the sleeping amenities.

I do like the picture of the young girl on the lawn-mower.

My daughter decided to mow our lawn, a couple of years ago (without me knowning about it).

And she told me that the lawn-mower was useless.

After which I had to tell her, that she had to engage the moving deck 😉

I assumed that 5 guest meant 5 guests...  So when the guests began asking about bring along extra people, I was puzzeled.., So I decided to added the extra fees of $ 25.00 per person to compensate for additional expenses ...

I suppose I'm trying to figure out how to make a discount for the basement apartment, if someone wants to bring along additional guests... 

Yes, I do have the space and beds to accomodate 8+... if I include the fully furnished basement apartment .. This is why I've decided to add the extra fees for extra guests... 
However since I brand new at this Air bnb venture

@Cor0 ... lol! That's a 62 year old ME on my lawn mower  ... Young girl indeed... lol!
