Rather confused by your post @Sb2 . A neighbour cannot tell you a minimum time you can rent your property; only your local government/HOA or building management/landlord can do that.

Why do you need a lawyer?Either you are complying with local legislation around minimum time you can do STRs or you are not.

If you are just talk to your neighbour and assure them you are hosting within legislation and assure them of measurements you have put in place as a host to minimise the risk of your guests being disruptive to the local community i.e. having CCTV at the property, rules around quiet time, no parties etc.

If you aren't complying with the law/your lease conditions then apologise and comply.

@Sb2  A global forum like this one is not going to be the easiest place to find a local lawyer in Massachusetts. I also see that you've titled the thread "demanding guest," but the actual topic appears to be a demanding neighbor. Two rather different issues.

My understanding is that the state of MA requires that short-term rental operators register with the Department of Revenue, whose records are publicly available. If you haven't done so, your neighbor would be in a position to lodge a complaint.
