Hi everyone
I have a new listing and I have 2 bedrooms in a basement I have listed. I have a booking for one room, but for 4 people. I explained that the booking needs to be changed to 2 rooms, but the guest says she is fine with one room - I am not! I have one queen bed and she wants her two children and her friend to share one bed.
How would you handle this situation?
Hi Tracy, I'd tell her that there are fire safety regulations that limit the number of people who can be accommodated in the space & I'd also, in the future, have the number of people each room can accommodate clearly stated in your listing (if you've already done that, also mention that to her) Don't let her run over you, a guest who is pushy before their stay is going to be trouble. If she won't take no for an answer have airbnb cancel for you, it will cause hassles with Instant book, if you use that, but better that than ignoring a clear red flag! I rent out 2 bedrooms & a bath at my home as a suite, I don't know your market but that might be an idea, best of luck, Sally
@Tracey269 I saw that you have one listing which has 2 bedrooms in the listing. I suppose that if the guest books your listing and will be entitled to use both bedrooms. Do you have additional charge for using both bedrooms?
If you do, is that why they did not want to use the other bedroom?
if you are to charge different fee of using both bedroom, you may need to create three listings. One listing for each one bedroom and one listing for booking two bedrooms. And then create a calendar link between the two bedroom listing and one bedroom listings.

it looks like I have to honour this reservation, but I have blocked the remainder of the month and will create a third listing for future guests. I appreciate your help.
