Hi dear

Since I fix my apartment price... No one came or reserve... I don't know why? Might I made something wrong... Kindly advice me

You have two listings... and it is not clear what you are "selling" and what are the differences between both... Is it the same condo or another one with similar furniture and decoration?

 

Both listings show 2-3 beds in different rooms, but only list one room. What is the exact situation?

 

One listing writes that guests can cook, but there is no picture of any kitchen or table (the other listing has such picture)

 

Names of both listings say "shared room in condo". Does it mean that traveller will have to share the room with other (unknown) travellers. Is that correct? I think you should make it clear in the description that persons who make a reservation may have to share a bedroom with other travellers. I assume that groups of 2-3 persons want to make sure they can use the same room... you shoud write this in the listing.

 

That beeing said, I am not sure many travellers are keen to share a room with other travellers they don't know. This may explain why you don't get so many reservations (and why you have 3.5 for one of your listing, which is very bad for Airbnb).

 

My suggestion:

- create one listing per room (so a single person can have his/her own room, or a group of 2-3 can book a single room)

- create one listing for the entire condo for large groups who would like to reserve the whole appartment (beware: if someone book the whole condo, then you have to close the calendars of the rooms accordingly)

- you can also create a listing for two rooms (for medium size groups)

 

This solution might attract travellers who don't mind to share a kitchen and a bathroom, but still appreciate having their own bedroom or share it with friends or family. However, this implies to synchronize the calendars of the various listings.

Ok, it is clearer now: just one condo, with several rooms, where people can rent beds (and thus might share a room). The only issue, now, is that if a person makes a reservation for one person, the whole condo will then be blocked... no other person will be able to make another reservation for your place. And this person will have the entire condo for about 14 euro per night!

 

Maybe you should look at this listing and get some inspiration: the guy made several listings, so that single persons, small groups or bigger groups can make a booking : https://www.airbnb.com/users/240196971/listings

 

Other hosts in your case prefer to rent "private rooms" rather than "shared rooms". And they create one listing per room (and, in some cases, one listing for the entire condo as described in my previous message). This way, you may have several guests at the same time in your appartment (but they won't share a room).

 

Just look at others listings (log as a traveller on Airbnb, select any destination and dates, click "private rooms" and "shared rooms" in the filter, and you may get inspiring examples.

 

Regarding the fact that you don't get many bookings, have a look at other listings in your region. If their calendar is fully booked and not yours, this is a sign that your listing is not very attractive... and this might be due to the fact that you propose "shared rooms" and not a "private room". Just a guess.

 

 

 

 

 

@Zeyad4   I'm afraid it's still not clear from your listing what it is that you're offering, who else lives in the home, or what kind of travelers you intend to cater to. 

 

Your listing currently shows "

  4. · 2 shared baths

But your listing shows three separate bedrooms. None of this makes the slightest bit of sense.

 

I suggest that you take your listing off line, write a complete description, and make sure all the parameters are set accurately before attempting to rent out your property.

 

Remember:

"Shared Room" means that the guests who book will share the bedroom area with other people who are not in the booking, like at a hostel.

"Private Room" means that the guests in the booking have their own bedroom(s) but share common areas of the home (kitchen, living room etc) with other people.

"Entire Home" means the guests in the booking are the only people who will be using the condo.

 

Your single listing seems to describe all 3 circumstances, which doesn't make sense. If you're aiming to attract large families, and the home has no permanent residents, it should be listed as an Entire Home

 

If you want to list the 3 bedrooms separately, you need 3 separate Private Room listings, and descriptions that are very explicit about the fact that the (very small) common spaces may be shared with multiple groups of travelers.

 

If you actually want to run a hostel and rent each bed separately, you need 7 separate Shared Room listings. This is guaranteed to end in total disaster and I can't possibly recommend it.

How to fix all that.? I've only 3 Shared rooms,  all contain 8 beds with 2 bath rooms, 2 dinning table... Small kitchen will be ready in few days,  when it's ready I will post photo,,, so how I can fix it like that?

You ask "how to fix it". Myself and @Anonymous gave you all information on how to proceed (create several listings, look at other listings, etc.). It is now your job to define what kind of travelers you want to attract/host and, accordingly, create one or more listings. I am afraid we cant help you more.

@Zeyad4  This is a public message board for peers. Fellow hosts like @Danielle603 share their time and expertise for free, because they genuinely care about other people. But it's really not their job to take time out of their day to call or WhatsApp you just because you couldn't be bothered to take a few basic steps to figure out how to list your condo. It's 100% your responsibility to do your research to understand how the platform works, figure out who your market is, and learn how to run your own business.

I really feel tired from being ignored... I still want your help... I wish I can hear from you... If not I will close my account @Airbnb@Airbnb... I told your colleague that I'm just new user and new apartment (Z3 apartment)  so lots of things I can't fixed it at my account,, still things not clear.. Would you like if we make telephone call so you help be in details,
