How do I increase my five star reviews?

Lately, i've been getting 3-4 star review from my guests. They tell me thye had a great stay and enjoyed there time, and dont give many specific suggestions. Usually it is the value and overall experience portions that are rated below five stars. We clean the place well, have nearly all amenities, and have a nice welcome basket. Entering the slower winter months, what are some ways you great hosts go above and beyond to get five star reviews? Details I may be missing?

Hi @Roy22,

 

Do you get the 3-4 star ratings on all your listings? I know we all want those 5 star reviews, but keep in mind that 4 is still considered a good review. You could always ask specifically what you can improve. Location is a tricky one, I guess for that it's just important to manage the expectations!

Every guest is different and value different things.  This is what my guests comment on:

 

Comfortable beds

Well equipped kitche

High end toileteries

A well stocked pantry

Full laundry facilities

 

They also comment on location, but you cannot move your place to a different location.  Value is also something out there in the blue - value compared to what exactly ? And there are those guests who never give a 5*.

@Babs0  My last 3 ratings were (TG!)  5 stars.  But prior to that I've had several guests who don't read the listing and rate me poor even though their complaints were fully disclosed.  They also ignore my tour ending and listing which implores "don't hestitate to contact me with any questions or issues or needs".  Instead, they went for the jugular in the private feedback.  So, I went from 4.6 to 4.4 (nastygram time), 4.5 (back to green), and the last three 5 stars left me at 4.5 still!  Why isn't it moving back to 4.6 or 4.8??

 

So as @Roy22 is stating, it t is an issue.  Once you drop to 4.4 issues, you get the nasty-gram email threat that you'd better improve your ratings or they will pull your listing from searches.    Also, if they also give priority to super hosts in the searches.  So it does hurt us.
