i am a single women and I’d like to rent a bedroom to women only when I will be home but anyone welcome when I am out I’d town and renting. Is this legal? I am reading yes but thought I’d ask all of you too. As a women, I’d personally just feel more comfortable. I know I’d have to make it clear in the add...:)

@Deb193 Yes, you can specify females only if you also live in the home. I'm not sure how you'd change the ad for when you want to rent out the entire place, though. I guess you'll have to have 2 listings, one for the room, when you're there, and another for the entire house listing when you're not. Could be tricky to work out the calendars, though. Maybe some other hosts can advise.
As a female, home-share host you are allowed to accept female guests only.
Imo, since hosting a shared home private room (when you are present) and an entire home (when you are away) are very different in terms of descriptions and rules, I think you will probably need 2 listings and will have to make sure dates are blocked accordingly so you are not double booked. I think there is a way to "link" the calendars for this. Maybe someone with more experience doing this can help 🙂
