How to book guest at modified rate

Hi - a guest wants to make a reservation and we agreed upon a modified rate. She has not yet confirmed her reservation. How do we confirm the reservation with the adjusted rate? Does she have to accept the initial Airbnb quote first before I can modify it as the host on our end (at which point her money differential will be refunded)? What are the action steps to get this new rate confirmed and paid for?

Select the option "Send Special Offer" and then enter the amount you wish to charge.
