How to make it a per room charge and not the whole house

I am new to this site as of yesterday and already have my first rental and they are asking in a comment what they are getting and I thought I was pretty clear in my ad where I say its per room and when 4 people booked for the amount that they did its only for one room, not two. What do I need to change so that they are charged per room and not for 1 room and have them thinking they are getting both. Any help that I can get would be very helpful.

@Katherine483 You need to create three  listings. One for each bedroom, and one for two bedroom. Then you can link two single room listing with the two room listing.

 

Then a guest can book either one of the two single room or the two rooms listing.

Oh, Mike thank you so much for your response and I don't know why I could not read your answer until today because it would have helped an awful lot.  Now another question that I had is that when I called AIRBNB to ask if these could be linked up so where a person rents one room or the other or both like you have mentioned above, they told me that the calendar is not upgraded or it does not block the dates across all of the listings is this true and how do you manage all of them at once? And this is very important if you have more than one home and are trying to track all of them at the same time can be a little daunting.

Hey, Quincy, you guys are amazing but I don't know if my Mac is doing so great on this platform, they have told me to use chrome or firefox but I was not able to see these responses until just now. But thank you!

@Katherine483   You posted a question and received a great answer from @Mike1034 .  You need to add the third listing which is two bedrooms in order to have what you want.  Also, your pictures for each listing should show the difference between each listing, different bedrooms and any other differences.  If you add captions to your pictures that will be helpful to the potential guest in understanding your listing.  Your lead picture is a bathroom.  Not the best to start with.  Your listing description is rather a downer in that you state it is not the best area and home.  Might be helpful in attracting guests to be a bit more upbeat.  Good luck as a host!

Yes, thank you Linda, I am having some issues with my Mac and this platform so it was not until just now that I saw all of you that responded to me. I soo thank all of you. I wish I would have seen them sooner as I felt a little alone that no one answered according to me but you all had and I could not see them!! Lol!!

I have a similar problem. We have 2 guest rooms. Our guests have their choice of which one they prefer - or they may use both. I would prefer to charge per room rather than per guest but there is no way to do this other than setting it up as 3 listings as described above. I'm not willing to do it as 3 listings since we host only one group at a time. So unfortunately the way it is now, 2 guests who use both bedrooms pay the same as 1 guest who uses only 1 bedroom, while 4 guests using both bedrooms pay more than the 2 guests, even though they are also using both bedrooms. 

I wold prefer to charge extra for anyone who wants to use the 2nd bedroom, but for now have to compromise by charging extra for each guest over two. Not entirely satisfactory from my point of view, but I seem to have happy guests, so I'll stick with this method.

@Lauris-and-Gene0   Take a look at my listing.  I also have 2 rooms and do not want to host multiple groups.  I just want to be available for different guest groups.  I use a combination of extra guest fee and extra room fee.  See if my system would work for you.

Thanks @Linda108  I think what you're doing is what I am trying to figure out. Instead of charging $20 for each person over two, I would simply charge $30 extra to use the 2nd guest room (for up to 4 guests total). How do you actually do the charge to them?

You will find an option to request or send money on the email reservation confirmation.  You request the fee at that time and the guest has to agree.  Air BNB will then collect the fee for you.
