Do a search for that particular area here on Airbnb with your parameters and see what other hosts are charging.
@Samuil0 It's hardly profitable operating a 1 bedroom condo in las vegas, but that doesn't mean operating it wont pay the mortgage. If youre doing it part time and have to allow days in between bookings you can forecast about $550-$700 a month per room, if doing it full time you can forecast $1000-$1500 per room, but rarely if ever will you see that higher range for a 1bedroom condo. I've been doing this in Vegas for two years and was at it full time at one point and between always being on hand, cleaning and laundry it was a lot of effort. Keep in mind Vegas is business in the winter and fall and families in the spring and summer. Neither one of those two groups have hundreds to blow on a hotel room. With that said your listing will compete with more than 62K hotel rooms and hundreds of other hosts doing the same thing as you. We have more supply than demand and the prices reflect that. If you raise your rates to generate more revenue you lose more rental opportunities but you probably know that.
Good Luck to you.
@Zacharias0Hi !
did you had to get a business license in order to list your unit on airbnb? i'm trying to understand how the law works in Vegas for shor term rental property but its a mess
thanks in advance
@Alon11 You can list on Airbnb without anything, but if you want to be compliance, you need a business license and other permits.
