Including a boat dock with house rental

We are close to going "live" with a cottage at a nearby lake. This house has a boat dock, which we would like to make available to guests for swimming, fishing and boat storage. For those  of you who have this type of setup already, how do you handle the liability issues, rules, etc.? Do you require a liability waiver with rules listed to be signed? This will be our 3rd vacation rental but our first with a dock.

Your best answer about liability would be from your commercial insurance broker or carrier.  Insurance policies vary too much that no one here can legally guide you.
