Is there a new user guide for hosts to ask new airbnb guest users to complete before booking?

Hi!  We have lots of new airbnb users come through our town because we are on I-5.  I love helping new users, but I have found it is really time consuming for my hosting team. So I cannot provide a low rate for new users because they typically cost $15-50 in man hours (1-4 hours) worth of help to stay at the property successfully.

 

Is there a new user guide that I can point them to? To have them complete it before I approve their booking?

 

Also - because I host a lot of new airbnb users they do not understand how to leave a proper review on my property.  One guest left it backwards 1 star as excellent, 5 star as bad.  I am still recovering!

 

Other guest’s give 4 stars for something like location and they thInk that is a good review. Because 5 stars to them means lakefront property like a 5 star hotel. 4 stars in a regular neighborhood.

 

Can anyone help on how to successfully and cost effectively host new users?

I have a template I've created in my "saved responses" that I send to new users.  It details what's expected of them (I require my guests be Verified, so they need to upload ID...I explain how to add this to their profile) and how to book with me.  You'd save yourself a lot of time and trouble if you created your own!  As far as reviews go, I have a section in my Welcome Binder in my home that explains why reviews are helpful for both guests and hosts, and how to fairly & accurately represent their thoughts in their reviews.  I try not to be too pushy about reviews as it can appear desperate or bossy.  Good luck!
