LISTING CLASSIFICATION

HI,

I AM IN THE PROCESS OF DOING MY LISTING BUT I AM NOT SURE HOW TO LIST IT? I HAVE AN 8-BEDROOM HOUSE  IN BAGUIO CITY, PHILIPPINES WHICH IS SOMEKIND OF A DUPLEX-THE OLDER PART OF THE HOUSE HAS 5 BEDROOMS WITH 2 BATHS, LIVING AREA, DINING AREA AND A NEW COMMON KITCHEN AND THE NEWER WING HAS 3 BEDROOMS ALSO WITH 2 BATHS, LIVING AND DINING AREAS. I INTEND TO LIST THE 5-BEDROOM PART OF THE HOUSE  BUT I AM NOT SURE WHETHER IT'S MORE BENEFICIAL FOR ME TO LIST IT AS A WHOLE HOUSE OR PER ROOM? ANY SUGGESTIONS/ADVISE WILL BE HIGHLY APPRECIATED.

@Bernardo57 It all depends on how you wish to rent the property.  If you want to rent the rooms separately, you will need to create a listing for each room (or combination of rooms) and they would have their own pricing and calendar.   If you want to rent the entire house with all the bedrooms included in the rental, then only one listing is necessary.

A key thing you will need to keep in mind is whether or how much privacy a guest would have in each listing type.  For example, if you list a property as an Entire Home, the guest would have complete and total privacy and would not share the space with you or any other guest.  Private room listings mean that the guest has total privacy in the room only.   Shared rooms mean that someone else might also be sleeping in the room.

I hope this helps you in making a decision!
