Late check out charges?

I have guests that stayed last night, check out time was 10 am it is now 12 noon. They are not in the unit and are not answering my messages. I have new guests arriving at 2pm and I need to change over the unit. Can I go in and pack up their belongings and change the unit over, what to do? Would appreciate some advice as this has never happened before. My guests did not ask for a late check out and are not contactable. Cheers Donna.

Well you certainly need to go to the property - if the guests have left with their possessions then fine - get the place ready for next guests and leave an accurate review (assuming they were tidy, it was just their communication that was poor). But if their possessions are still there - you must contact Airbnb immediately and I would have a witness with you - carefully move their things (take a photograph first) into the kitchen area and explain to new guests when they check in that you will be removing the items that afternoon. 

If Airbnb don't respond, then box up the items and leave another message as to where the items can be collected and will be kept safe until such time.

Most probably the guests will turn up - but the one in a million shot is that something may have happened - so collect their things and move on with looking after new guest. 

If you only use keys -- think of getting a combination smart lock so something like this doesn't make things extra difficult.

I am considering renting to applicants that applied for a short term rental of 2 months, but their credit reports were bad. I am considering renting for a week through air bnb, and possibly more if the week is ok.  But, I'm leary-how it is handled when a guest refuses to leave at the end of their booking. Is protocol as above in this post or are there other means and steps Airbnb takes on the host's behalf? thanks!

It's always best to start your own thread rather than posting at the end of someone else's as more peole will see it.

 

Not sure what your thinking is, in terms of going outside of Airbnb when you know someone has a bad credit rating?

 

At least with Airbnb the first month is taken before booking.

 

My understanding is that if you are booking over 30 days in the US tenants have squatters rights so whether through Airbnb or not, you will want to have your own tenancy agreement  that the tenant signs.

 

I am not sure how the laws work in the US regarding evicting tenants.

 

Airbnb has never explained “clearly” what the REQUEST money Option is for from a host. I have not used, but would be tempted to use if a guest requested an early/late checkin/out. I have had ridiculous requests, but don’t see any harm in using this option at a reasonable charge. A % really should not be given to Airbnb since it really is more of an inconvenience charge(plus utilities)
