Linen issue

Linen issue

We supply linen at an extra charge as hosts. After detailing this information in my messaging with a customer, and asking specifically whether they wanted linen supplied (which they declined) it appears they have still turned up without their own linen. We have supplied linen to them now. But my cleaner let them in and just gave them the linen. I am a little unsure how to proceed on whether to charge them for it or not?  Thoughts.

As stated by so many now , it is pretty well standard to include all linens, bedding and fresh towels.

we let our home complete with all kitchen supplies and food items.

it sounds as though your listing us more of a book a Bach type primarily for locals holidaying and therefore able and willing to bring their own.

Just checked out your listing and it looks great. And that could be the problem as so many guests

do not read the description but rely instead on those lovely photos of fresh and new looking linens on all the beds. Just put your prices up a little to cover your costs and provide these items.  What you see us what you get, or replace with photos of beds minus the bedding , to make it really clear.

Here is the choice  you seem to face:

1. either provide the linens and towels (I do this and it isn't a problem for me - you can leave them out for them and have them make the beds if that is an issue). Or 

Or 

2. have occasional very angry and irate guests who arrive unprepared, possibly in the middle of the night with no linens and have to go shopping in the middle of the night.  

I know which experience I'd rather have for guests staying in my place!!

 

I arrived on Cape Cod (Massachusetts) one year at a house for which I was paying $1500 a week, only to find no linens or towels. Had to go shopping about 30 miles away and was really angry. It didn't matter to me that that was "the way things are done" down there, and maybe it had been mentioned in an email or somewhere  - for $1500 I expected to fall into a nice cushy bed upon arrival, not to reverse my tracks and go to a shopping center 30 miles away!

It is so expensive to just give guests linen without charging them to rent it.  My house is unhosted and I have someone that goes in after every guest to give it a good clean.  She charges to have linen washed.  It is not something that I would give to my guests for free.

Hi, Justin - I'm guessing that most of your guests are not from overseas.  I certainly wouldn't be bringing linens on a 12-hour flight!  Quite honestly, it seems like false economy not to provide linens.  As a host, I'd be afraid that guests would forget/neglect to bring them, not want to pay the extra fee, and then would want to sleep on my mattresses without linens.  Ugh!  I've rented plenty of houses, both in the United States and abroad, and never been required to bring linens or pay an extra charge.  It just seems really cheap on a host's part not to provide what really is an essential good.  Cheers!

i booked and paid for a seven bedroom house

they said linen included and now a week out they send me an email saying i they have changed since the booking and i need to provide my own

Whatever the listing said when you booked is what applies, @Samantha409. If they offered linen when you booked, but refuse to provide it now, talk to Airbnb. You have your itinerary and that message from them as proof.
