Listing problems

Hi everyone!

 

I run a B&B and have been listed with a lot of the other booking channels, but very much wanted to join airbnb.  It's taken a while as my calendar was not compatible until recently, and I wanted to avoid the nightmare of potential double bookings.  I finally managed to list this weekend but there seem to be lots of problems and I can't find anyone at airbnb to help.

 

The scenario:  I have four, separate, ensuite rooms which usually have different prices due to size and amenities.  For the purposes of simplicity I listed a single price of £110 per room on airbnb (they are VERY nice rooms)!  Each room has a separate calendar.  However, I am inundated with enquiries by people wanting to book for 8 or 9 people at £110 - that would be a very good deal indeed.  What did I do wrong?  How do I stop this?  I am having to repond individually to people explaining that I'm trying to sort it out, but can't find any meaningful airbnb support.  Seriously thinking of delisting completely.

 

Any advice?

Aha!  that makes sense!  I guess I have job to do this evening.  Thankyou very much!  I guess the only downside is it might not be obvious that we have multiple rooms and so can welcome groups.  I shall have to make sure that is clear in any narrative...

@Victoria373 you have a lovely property!

 

If you have 4 rooms to rent, on AirBnB you are supposed to set them up as 4 entirely separate listings.

As it is set up now, you are offering all 4 rooms for the amazingly low price of £110.

Not £110 each, but £110 for all 4.

 

The benefit is that you can price each individual room according to what they are supposed to be.

The downside is that you need to set up 3 more listings.

 

If you turn on the advanced, multi-listing tools, AirBnB has added the ability to duplicate a listing (which I'm sure will save you a lot of time.) I forget how to turn on the Multi-Calendar / Multi-Listing capability. I did it once (even though I only have one listing). It was not hard...

@Victoria373 you should mention that you have other rooms in the listing description.

Some people say there is a way to set up a link to your other listings, but I don't know how to do it.

 

You can also set up a separate listing that DOES offer all 4 rooms together, but at the proper price.

Then you can link the calendars so that if someone rents the "all-4-rooms" listing the calendars for the individuals rooms are automatically blocked.
