how much discount should we allow for a long term stay?
That would depend upon the level of service you'll be providing @Martin1011
I think your existing 30% discount is ok if guests have to sort themselves out and only a 20% discount if you're doing a weekly clean and bedding change.
At the end of the day all that matters is what amount you're happy with.

Agree with @Jeff158 and if you are not sure how much to charge monthly, then look at what long-term monthly rentals cost in your area.
A 1+year rental for local residents will require at a minimim first and last months rent as a deposit, and the apartment will not be furnished. Towels, bedding, dishes, pots, pans, coffee machine, and other basic amenities are NOT provided to typical tenants and they pay for their own utilities, internet, and cable TV fees. Make sure your monthly Airbnb payout is enough to cover all of what you provide and a little extra as a buffer just in case of minor damages or a deep clean after the guest checks out.
In my case I have a private room and my research showed that most roommate situations are a deposit of at least 3 to 6 months worth rent (deposits in Korea tend to be higher than other parts of the world), and monthly rent starting at $500 if the bathroom is shared. I've priced myself to recieve a monthly payout of about $780~850/month depending on the season. Hope this helps~
