Long term rental

I have a request for 3 months. Is it appropriate to enquire a little more about the people who want to rent for that long.? I am a little unsure about that long a rental not knowing the people. I am just being paranoid. Only the 2nd year of doung this so a little cobcerned.

I don't think it's a bad idea to get more info if someone is wanting to stay that long.  We get requests for guests to stay that long and I always ask them to make sure they are OK with all of the house rules we have and if they have reviewed them.  If they say they agree I welcome them to book but normally it ends with them asking to pay outside of Air bnb to save money.  To which I say no.  I know this isn't exactly the answer you were looking for but it is what I have experienced so far with this situation.

Yes it is appropriate and extremely necessary.  We now only do long term and did the change gradually.  When we had our first long term guest, it was not good.  Being he was a doctor, we “kinda” let our guard down.  Bad decision!  Since that time we do our research. 

First, we ask lots of questions especially the reason they are staying in the area. 

We also do a search to make sure they have a home address. 

If they are coming to work for a company in the area you can also ask the guest if you could call the company's HR person for confirmation. 

Lastly, if you have some hesitation or feel you want to test the waters you could offer a shorter reservation (a week or 2) block the remainder until you get a feel for the guest.  This could backfire but it may give you some peace of mind.  If the guest appears to be genuine and a good guest then they can complete a longer booking. 

We have fine tune our long term bookings to one person as we find they are the best.  Our guest now is here for 5 months, works 8 am to 8 pm, goes home every weekend, and is the dream guest.  We want to keep her forever….
