Have any of you had a problem getting long term rentals to leave? How much do you let them move in?
Have you read the articles about long term booking policies and procedures, @Kimberly394 ? It might be a good place to start. Also, most long term, that is over 30 day booking, might have the protection of the rights of tenants and you will be a landlord not a host. Check into that as well. Good luck!!
I have not Linda, thank you for the suggestion! I changed my max days to 2 weeks in profile, so that will help and no more pet friendly! People take advantage! 🙄
I typically only host long term guests (most medical contracts go for 90 days). Seriously these are the best guests ever. All they do is work and sleep, and they have homes and sometimes families somewhere else. So hosting traveling medical professionals has worked for me very well.
I wouldn't host the random "I am moving to the area and need someplace to stay until I find something" kinda requests, or "I am between places right now" or anything remotely like that.

@Kimberly394 I would never host anyone over 28 days. Where I live if they stay past 30 days they are legal tenants, which means if they don't ever want to leave, they don't have to! The legal process to get them out is long and drawn out. So not worth the risk for me!
Just make sure you know the laws where you live about tenant rights. 🙂
I also agree about the pet friendly thing! We used to allow pets until a few irresponsible pet owners ruined that. But I have not noticed any difference in my bookings since taking it out!
Mine average 6 weeks but have had several stay close to 3 months. They are my absolute favorite guests! They get cozy and settled in. One thing I do though is let them know we come by to more/check on the house weekly or that it may be down by a realtor so we ask them to keep it in good shape. It is working out wonderfully for where we live. I try not to host less than 2 weeks at a time but prefer at least a month.

@Kimberly394 It depends on your location. My house is next to Google headquarters. I often host interns who work for google or other tech companies. There are no major issues. Those interns usually stay between 8 weeks to three months.
