Please note you have a 20% extra discount for 1th three bookings on the listing, but as your weekly discount is set to 25% it makes it almost 45% discount for  1 week (monthly even 60% discount for 1th three bookings)

I also suggest to add second language (english) on the listing.

Your listings says: 4 guests maximum.

But sleeping facilities available are for much more people. That could lead to guests bringing in "unregistred" people and start to party.... Maybe make it clear in your houserules it is not allowed.

Also if it is possible, i think, you could add some photos, bathroom, kitchen......photos 

As well as i suggest that you can add more listings. One listing for each room, in addition to your current listing, which means that you would have 3 listings.
