The most frequent 'easily avoidable' thing that new hosts do is that if a guest wants to cancel, people will cancel on their behalf or accept the sneaky 'will you accept the cancellation' messages from airbnb. Never, ever cancel a reservation. If a guest wants to cancel, they do it. In the event of a tragedy or act of god, contact airbnb before doing any cancellation so they can do it for you and no penalties.
Otherwise, spend a couple hours going through the forum and you will get tons of great ideas and hints.
