New in Houston

Hello all, I'm looking to start hosting in Houston and I was wondering if anyone had any input at to whether I would generate more income listing 2 seperate single rooms in one house or listing the whole house? Also, can anybody in the Houston Heights give me an idea of the frequency of guest bookings?

Intituitively you would of course get more money and more bookings for listing a whole house,  than for two rooms in a property.

 

Do some market research. Look at what others are charging in your area (on BnB and elsewhere) for similar properties. If you look at properties on BnB and other sites you can see what their availability is like. This will give you an idea of how popular they are.

 

Also speak to your local tourism office to get an idea about demand.

Will you be living in the house while you rent it out?

You could hop on the new option of Business Travel Ready that AirBnB
just launched which third-party (company) can book for its employees since HH is centrally located.

Personally, I would rent it by room or house (separate listings)
with option to rent house for the new option. You might have someone who wants to rent one or the other. If you wait just to rent the house, you might miss out on room income when the house doesn't rent. Keep the second bedroom locked when it is just for BTR /single room rental and open it when you rent the entire house.

hello, in terms of return. best to do separate rooms. while house is too much square feet to give up. also keep in mind you charge per guest, which is a way to take spill over from rooms. or on the other hand you can depend on extra guests and charging per guest above one to get your target mark with full house rental. in the end it's time and commitment to treat two spaces as their own for they will have two separate calendars. I tend to like multiple listings. it ensure a payment nearly every day in some Cases.

Hi Lisa, I am in the Richmond area. Have you had experience with guests who book your house for party and cause a lot of damage. even though my house rules says no parties, no smoking?
