Not really new to hosting but I need some advice

First I would like to say that so far I am extremely happy with my airbnb "business" it's been great and I do not want to make a mistake to accomodate a familly member. I need some advice from the community and from members more experienced than I am.Here is the problem: I have a familly member in my place since the begining of the month and he wishes to say another 3 month and I am wondering if blocking the callendar for that long would damage my visibility when I put my place available again after he leaves. As I said, I am very happy with airbnb and I do not want to damage this in any way. Please, let me know what you think.

This isn't really a question for the airbnb community, I think, more of a decision about the relative..

 

You have a relative who is asking to stay with you - that decision should be based on more than whether or not your visibility ranking is changed 4 months from now. No one can guarantee your placement even from week to week. It is affected by things like demand for neighborhood, number of new hosts in the area and many other things (including the brand new "matching" system they just rolled out today). If you snooze your listing for several months, you will still come back with the same reviews you have before so people will know what to expect. You might lose ranking even by staying open, no one knows.

 

My advice would be to make the decision besed on the family aspect and know that you can work on your listing when it opens up again t have the highest possible placement.

Thank you so much for your answer! I was not sure of how the visibility is affected, and who decides what...All of this is still confusing to me and as I said, I prefer not to make a stupid mistake because it's been so good so far...I am not aware of this new "matching" system you are talking about, how did you find out?

Hi @Dominique32, many hosts block their listings while they go away, have friends stay etc. My question to you is do you want this relative to keep staying or not? If you don't want to hurt your bnb standing (and in fact, benefit it) why don't you get the relative to book your place on the system, but amend the amount to something ridiculously low. This way you will still show as currently hosting to the algoritms, and you will also get a review at the end of it.

This site is a little difficult to navigate so hope this gets to the 'community' that might help? I've had a few guests so far with great reviews and personally really enjoying the experience and a bit of extra income and meeting new people! However, I had a guest that booked for Sat/Sun and the price she got quoted through the site was way lower than what I'd indicated also included a 'service' charge that I don't charge for. I don't want future guests to be put in this position - please can someone tell me how to address this as my settings/pricings are clear but conflict with what she was quoted. Don't want to cause hassle to potential guests in future but as I was at work was unable to respond so had a negative via AIRBND for not responding to incorrect information they provided. Hope more experienced hosts can assist.
