I am relatively new to hosting. When I receive a request how do I go about obtaining references and making sure that the future guests are going to be responsible. Recently hosted and everything went smoothly, however my friends later told me that I had been far too trusting and should have checked guests out beforehand. 

What is to stop someone coming in and selling house contents while I´m away. Only ask because I´ve heard this can happen ?

Is there any insurance in place ?
