I currently have two listings - the first for one room and a bath and the second for two rooms and a bath. The rooms and bath are the same (except for the extra room). I charge double if someone takes both rooms. However, some people take both rooms while they only need the one (a couple) simply because they didn't see the one room listing. So they end up paying double when they don't have to. I am advising them of the fact and getting them to change down and so save money. This is a nusense but only fair.
Should I go to one listing only and just charge extra for over two people? or charge by the bed? or what? Any advice would be greatly appreciated.

@Kathleen0 & Mike I would make it a single listing, with a price bump for more than 2 people. Just describe it as having two rooms, but also mention that if only one or two people book, then the second bedroom will not be available for use.

@Kathleen0 & Mike -- Amending my previous response... There could be situations where only 2 people book and they want separate rooms. So you'd need to figure out a way to account for that, and I'm not sure how's best. Maybe just explain it in the text portion and deal with it as an "adjustment" at the time of booking.

You will have to tell them the bathroom is shared, so that they will have the choice to decline if that's not good for them. However, don't think the situation you describe should happen two often. Good luck!

There is an option to delete a listing or make it silent. Just go to the listing you want to delete and that option will be there on the page. Good luck!
I have two separate rooms with private baths to rent. I listed "whole house" in order to get to separate bedrooms in there, but now it will not let me book a second person on the same day. If I do just a room, it only lets me enter information on one room and other is callled "common". What is the best way too manage two rooms in one house?
Good question - I orginally had two listings but it got confusing so changed it to one. I charge $95 for the main room and $35 for each person over 2, e.g. so this week I have 3 people coming they they will pay $130 per night. The only problem is some people think it's a separate cabin or little house and are disappointed, so I make it clear in my description that these rooms are on the ground floor of my house with a separate entrance. It still gets a little confusing so I wish Airbnb would let me list it as one or two rooms instead of a "whole house/apt". Hope this helps a little.
