Our house is currently for sale and we have 2 Airbnb suites that are booked until the fall. The issue is that our main floor suite has guests that have booked for 2.5 months total. The realtor needed to show the house and we gave plenty of notice to the guests on the main floor. These guests stated that it was very disruptive and stressful. This showing involved the suite for less than 30 mins on a weekday afternoon. These guests called Airbnb and were told by Airbnb that we were not supposed to be doing stuff like this. Unfortunately we are in a position that we need to sell our house. Is this unreasonable on our part to give 48-72 hours notice for access to the suite? What are our rights as hosts in this case? Other guests in the past have been more than happy to help out in such cases. Any suggestions?
Really you should have told guests before they arrived that you had decided to sell and that people might want to view the property. If that was possible....
Personally I think they are being unreasonable, but at the same time, I can understand some people would not be happy and would have looked for alternative accommodation. Is it just a one off, or are they facing visits on a regular basis? If so, then I would suggest to them that it might be more appropriate for them to find somewhere else to stay and that you will refund them the remainder of their stay.
Thanks for your reply. I can understand if the guests were here for 2-3 nights, but these guests are here for 2.5 months. We had a deal fall through much prior to their arrival and the house stayed on the market. There may be a showing or two in the future but the guests have stated that their suite is off limits. Can they do this? This is not an issue yet, but could be troublesome in the future.
Yes, I do believe they can refuse entrance. You are in fact letting strangers into their space. Try and put yourself in their position. Viewers will have to make do with photos or the guests will have to be rehoused.
@Agata17 In all honesty, I wouldn't like it if I was the guest. Even if you give them 48 hours notice, you're asking a paying guest to literally : vacate" the room they paid for...really?
