Overstaying guest in LA

Been hosing for 3 years in LA California. Would any give us an advise how to address guest who doesnt even say anything if they are extending or checking out on last minute. 

 

This is to say politely your stay will expire. What can we do for guest who over stay 1 day or so? Should we provide a written 3 day notice or airbnb should inform the guest?

 

helpful advise is appreciated.

There is something written about overstay (from a guest perspective) in art. 8.2.2. of the Terms of Service:

@Ruben161 @Overstay is not allowed. During overstay your guests are trespassers since their license to use your accommodation has expired. You are within your rights as a host to charge up to 200%  of your nightly rate for any part of the 24hr overstay. (As @Emiel1 @states previously).

 

You might use AirBnb messaging to inform your guest that they have overstayed their license agreement and you require them to leave. You can remind them that unless they vacate your property each night or part of will cost $xx @ 200% rate.  And you need to know their intentions as you need immediate payment to extend their license.

What You call „overstay“ is in fact trespassing. The rentalcontract between You and Your guest ends on day of check out at the hour of check out, the contract has expired.

 

Open the door of the room or have a locksmith open it, remove all the belongings of the person who once was Your guest out of Your premises and drop them all off at the local lost and found.
