I am confused how the Smart Pricing works. Air BNB is suggesting I rent my entire house at $22 in order for the Smart Pricing to work. I cant see where that benefits me, because at that price I may not cover utilities. I would not like to take less that $60. Other homes in my area are renting for $120 or more. I seem to be getting a nice response at $60, what should I do?

Smart Pricing is only a suggestion - if you don't; agree with it then set your own prices. Don't go down the route of undercharging for your property as you will attract the wrong type of guest for what you offer

 

As you say you are getting a good response at $60 - so experiement in that price banding for your property. Mark it up slightly for one month and see if you can attain a slightly higher price. If not, then mark it back down a bit.
