Hi, I'm a new host. Being a newcomer, I come with a lot of bright (or not so bright) ideas 🙂 I am having trouble finding a way to leave feedback on the site.

For instance, I would like to mention that in my host view for a booking request, it has a payment breakdown on the left that includes (average price each night) X (# of nights) -(service fee) = (total earned). I find it a bit confusing. I think it would be better if we could see what charges were applied (such as extra guest fees and inidividual nightly price), rather than an average per night. I just had a guest ask me how much it is per night, and I told her the regular price (not clueing in that  she had more than 6 guests, for which I charge extra fees). She asked me why it was more than the regular rate, and, confused, I chalked it up to Airbnb fees. She accepted the price with all the fees, which is what is supposed to happen. But the fact is, we were both confused for so long;  I, not wanting to mislead/overcharge her, she, not wanting to pay more than fair.  I finally clued in why it had a price per night higher than what stated on my calendar.  I told her this, and she knows she can cancel if she is not okay with it, so all is well as far as I can see. I don't know what it looks like on her side, but I would like to be able to quickly explain the price breakdown for guests who don't understand where their money is going, rather than do all the calculations myself. (I am not even talking about the separate guest fees vs host fees - that's confusing enough, but at least in that case I can just say, "that's Airbnb service fees under the regular rate").  Long story short: can we have a more user-friendly price breakdown, please? Even a "see more details" button would be fine.  I understand there is a steep learning curve for new hosts (and guests alike), but I'm trying to make the climb a little smoother for the next ones who come along.

I too find the way Airbnb counts beans to be more than a little confusing for both myself and the guest. When I pay taxes I have to be accurate to the penny, and yet the Airbnb payment matrix is not conducive or sympathetic to the practice of making sure my guests are charged accurately, or that my clients (I am and Island Agent on Maui) pay the correct amount of tax.

Why in the world is this not broken down?

I have had to consult no less than 2 accountants and a mathemetician to create an accurate formula for backing off taxes.

That said, the business my clients receive from this platform is very very good, and for me it's worth the brain hurt.

the guest already see all break down, when they select the date in your page, just below there is the detail:
- price for night XX

- cleaning fee XX

- Airnb fees XX

- Total XX

 

If they select more guest, the price change according to your extra price after the 1st guest.

 

if you need to know more about, for tax porpouse, just go through: Account -> transation history - gross earning, there you can dowload a file with all information in detail.

I have to break out the taxes myself. In Hawaii Airbnb does not collect and submit taxes for hosts.

I have made this complaint multiple times as I too need to have very accurate books and I am required to pay lodging tax as a separate line item. Other part that is frustrating is when guests ask questions regarding fees and what they are showing on their end is completely different than what we are showing on the hosts' end. Overall the Airbnb platform is great but I don't understand why they can't simply have separate line items for pet fees, taxes, cleaning & nightly rate, in addition to Airbnb fees. VRBO has a box that the guest checks if they have a pet and the fee is automated, taxes are also automated at a percentage if you add them to the listing, and it is all broken down for easy accounting. With most states requiring lodging and or sales tax it seems that Airbnb really needs to get on board with figuring out a better system to collect. I am forced to send alteration request to add the tax, and the requests are lost in the system and you cannot see whether you had sent one or not. You just hope that the client accepts and if you have multiple listings you have to spend hours each month backing out all of your accounting!

yes... totally agree.. find it very difficult to understand how airbnb comes up with the total charges.. when sometimes there are special offers and weekly discount with the reservation.. try many ways to try to figure out the breakdowns.
