Hello!

We are considering having a management company help with hosting our established airbnb.  Does anyone have experience with this or advice?  We are specific considering plushyhost.  Any other recommendations?

I know two people who have experience with Plushy and both had absolute horror stories. I saw first hand the stress they cause people.  I will never use Plushy or stay anywhere that supports their "business". The reviews on the BBB website says it all. DO NOT USE PLUSHY!! 

I so regret not reading these reviews before hiring Plushy Host to manage our AirBNB. They hired the cheapest cleaners they could find, who absolutely neglected the care of our property, allowed a mouse infestation to run rampant and then blamed us for everything they had done to our property. We are now having to shut down our property from rentals for 4 weeks to have the mouse infestation taken care of at our expense of course. The owners Henry and Matt are completely unprofessional. They lied and gaslight the entire situation and took absolutely no ownership in the problems they had created. Please do not trust your vacation home or investment property to Plushy Host.

We used PlushyHost for about 5 months at the 15% tier and would strongly NOT recommend them.
 
Our primary issue was cost transparency - at the 15% level (advertised as essentially all management but no premium toiletry/consumable replacement), we ended up paying an average of 32% with all the fees they were charging us, most of which they could not relay what the fee was for (ex: $25 service fee for the housekeepers having to go replenish an item, but no record of what the item was. This was within a month of stocking the house with $1000+ worth of linens, toiletries, batteries, lightbulbs, consumable, etc). Having to contact them to go over charges each month felt very scammy and not what we signed up for.
 
Our secondary issue was their listing strategy. If there was a gap of 1-4 days between stays, it was very rare that it would be booked due to high fees. This left our booking rate at around 50%. On phone calls, they admitted that they strove for a 50% occupancy rate. To our knowledge, there was no attempt to lower nightly stay rate in order to fill the property. In the end, we were LOSING MONEY each month after paying mortgage, utilities, and internet. We had been managing the property ourselves prior and had been brining in 2-2.5x our expenses with a 99% occupancy rate, so we knew filling the property was very possible.
 
Our third issue was communication. We were contacted for things outside of our control, like neighborhood noise, street parking, or trash in the alley. Since we were remote, many very easy fixes had steep price tags, like getting a locksmith in to tighten the screws on the digital lock when it wasn't locking correctly. We were commonly asked where batteries and other replenishables were kept, even though we created a special locked cabinet at their request where we kept all replenishables.
 
Since this was our first property management relationship, we didn't know if PlushyHost was the issue or if that's just how the business went. BUT! we have since signed with another Denver-based management company, Simplify Renting, and have had a very positive experience. We are bringing in 2-3x our expenses now (so, actually making money now instead of losing it!), and the invoices are super straightforward each time. We have not had to have tough conversations with Simplify once, unlike each month with PlushyHost.
