Policy violations and refunds

Hi all, I’m new to these chats but have been a host for a good few years now.

i usually have wonderful guests but recently had 2 that were coming to work... turns out this was a lie and they came to the U.K. to give birth and invite their family to stay. My neighbours complained to me and I had to ask them to leave as I’m only allowed 2 guests on my current insurance and it violated my leasehold.
I had received my payout and they had 2 weeks left, they were refunded in full and now I owe this money to Airbnb. I had one guest before that came alone but hosted a party and was promptly asked to leave and a refund was never in the question. I am very confused as it’s been different both times, I don’t really feel it fair that I’m out of pocket as I’m away awaiting repatriation and do need this money for a hotel myself. 
If things weren’t bad enough, they left my home in the most disgusting state and caused damages to my floor and kitchen unit, they felt it wasn’t their job and that my “helper” should be responsible. I ended up paying my cleaner an extra £100 it was so bad. Airbnb did charge them for damages but this amount has just come off what I owe, so basically i cannot get the work done and cannot get up and running again. 

I really feel this has been unfair and im very confused as to the information I’ve been given. Surely if someone violate policy like that it’s not the hosts fault?
