So I pre approve within minutes of getting the reservation request and the "guest" replies but after 24hrs so I get penalised and my reponse rate drops again............
Why cant rep[onse rates actually be response rates IE when communication starts. Airbnb response time = airbnb just wanting their commission and commitment ASAP. Not fair or professional jan....
You have to make your decision and respond within 24 hours - so if your guest doesn't respond, you have to decline within that time frame. I think the reason is to keep your dates open for serious inqueries. The guest can approach you again if they want to book those dates afterall, so it's no loss to you, but it's up to you to always respond within the 24 hr time period. Hope that helps - Karen
If you pre-approved a request it will not affect your rating. You did what you had to do. It is a request and you responded within 24 hours.
You say that you pre-approved the enquiry within minutes of receiving it. This is no penalty for this. Pre-approving gives the guest 24 hours to make the booking or it automatically expires at the end of that time. At no time is your calendar blocked and you can pre-approve as many enquiries during this 24 hour period as you like. It is a first come, first serve situation.
Another advantage of pre-approving is that if a guest comes back with any 'strange' requests or anything you are not comfortable with, you can remove the pre-approval and then decline. The most important thing is to always respond with either a pre-approval, accept or decline with 24 hours.
