Price change after accept

I turned on 'smart pricing' option and it set to USD $3 per night which is WAY below market price. By the time I noticed I of course had a confirmed reservation which is 3 weeks from now. I sent guests a price change request (set to market price) but the guest refused my request. Besides cancelling the reservation (which I would prefer not to do) what other options do I have? Thank you very much!

The other option is to accept the guest at the price in the contract.  

Imagine yourself buying goods or services at an agreed price, then later the vendor comes and say sorry, you will have to pay 4 times the agreed price.  

The contract between you and your guest is binding and you made the mistake of incorrect pricing.  If you cancel at your end the dates will be blocked anyway and you will get exactly nothing for those days - maybe even a $100 penalty from airbnb.

Nothing you can do, you have a contract, if you breach it by cancelling ABB will penalise you.

I believe that Airbnb software has a routine that would stop you from placing unrealistically low prices. I noticed this while creating my listening. The prompt told me that Euro 6 per night was too low and I was really trying to type in euro 64.

I would raise this issue with Airbnb tech support. USD 3 per night is an obvious error. They may be willing and/or able to mediate or suggest a solution.

If this fails, I'd cancel anyway. Despite the fact that they may block your calendar or reduce your SE position, you do not want to host the people who are obviously preying on a simple misprint. Or who are so naive as to believe that you can have accommodation for USD 3 per night.

I also agree with the hosts here who wrote that you have a legal contract to provide the services you offered at the specific price. True! Yet the conditions of this contract allow you to cancel, too! So, you are well within your rights to do so.

Sadly, your listing may be empty at those days, AND you will be losing ALL the USD 3 per night minus the utility cost, wear and tear, etc. I am hopeful that you'll manage to shoulder it all.

If it was for one night I would suck it as a lesson learnt, for a month...well.

 

There is a $50? cancellation fee from ABB.

 

If it was for one night the hassle of contacting ABB would not be worth it to me.

Call Airbnb directly and ask them the cancel the reservation due to the obvious GLICK with their smart pricing. Speak to a supervisor.

Ask them NOT to block the dates, since this was not a normal cancellation on your part. I have had something similar done and Airbnb did not block my dates from availability calendar and I was free to rent out those days to someone else.
You don't want to rent out to someone for $3 a night. You are NOT a hotel chain, and they are just being unreasonable to expect you to go to the expense $$ to get your place ready, clean and lose $ while it is off the market. Just say no!!

You should set your own minimum price, when you accept Smart prices. Their suggested minimum is usually ridiculous, but you can increase as much as you want.
