Pricing and cancellation issues

Hello everyone,

 

We are new in this, we just started listing our place and we set up the smart pricing. This didn't set up correctly the price for the weekend of New Years eve, it should be much more higher comparing we the listings around our area, description and amenities.

Suddenly someone booked instanstly, and we can't cancel the reservation because of the penalties. We send them a new price, apologizing for the inconvinience and everything, but of course they rejected it, so now our only option is to accept them, how can there not be any more solutions, or at least be a little bit more friendly with the cancellation. It's our first one, in our first new listing.

Hi there! Firstly I'd suggest stick to using base price for a while till you get comfortable to use smart pricing. Also for each date in the calender you can edit the price - you can also have a higher pricing for weekends. As for your booking which is confirmed you have two options - either just go ahead with it, and edit the prices so that this doesn't happen again; or try getting in touch with Airbnb and explain them the issue and see if they can help with cancellation without charging a hefty penalty. Also, another suggestion I'd strongly recommend is to review each booking before you accept it, and not let it happen automatically. You can change the instant book settings as well.
