Pricing issues between what I see and what my guests see. (changed reservation)

URGENT

 

Hi community

 

I have a weird situation... I am fairly new to this so this is so confusing, I just dont grasp it

I have a confirmed guest that wanted to come earlier, so she changed her dates. She sent me a changed reqest for totally 6 days. 

We agreed I would give her a small discount. She sent me changed reservation and there I could not see I could make her an offer. So I accepted. Now I went to change reservtion and changed the pricing to 225 euro instead of 240. I sent her the change, but when she sees it her price is now over 266 Euro!

 

 What can we do? She asks me to give her back the difference but I cannot as it looks like I will not get that amount of money anyway... its so strange!

 

I tried to add screen shots here but I dont seem to be able to... In any case on my changed reservation is sais 225 euros (and I get the minus service fee 6,35) bit on her screen (the approve view) it sais 266,34 euros. we agreed on 225. What do we do??

 

Very thankful for any solutions, the guest is coming in 2 days and she is so worried...

Hi,

Your listing says 41,- (euro) a night on available dates in december. For 6 night's  it is appr. 247,-  + airbnb servicecosts (appr. 32,-) makes 279,- . So airbnb servicecosts for guest seems to be appr. 13% .

Special offer of 225,- should have appr. 30,-  serv. costst, makes total 255,- .

But your guest says: 266,- . Something is miscalculated here or something is communicated wrong.

My listing should say 40euro, not 41... Thats another strange thing! And yes I agree, its too much with the service fee...

 

I caled airbnb but they could not explain it...

Hosts have no control over % of fees.

The service fee 6,35 you see and you mention is HOST service fee and it looks like the difference between  266,34 euros and 225 euros is the guest service fee - which is said to be anywhere from 5% to 15% BUT based on my experience it is usually around 11~13% so it seems about right.

Ah, ok, thanks so much. 

Calculating my case  it is above 18%... I find it a bit odd, and I can also understand the guest being upset, even if its not on me, I noticed many guests have this reaction... when we agree on a price, they think its the final one...

 

Anyway, I know I cannot do anything about it, but i wish it could be more predictibale and transparent... Cause if it differs for clients, it will affect me too, if they  find the place at the end affordable or not...

 

I have also been a guest many times, and from my side I never got the fee this high as my guest have it now (almost 18%... meaning that the serice fee equals one night stay...), I was a bit chocked my self thats why I reacted...

 

But nevermind, it is what it is, just curious if its only me having these issues or other hosts also find this tricky 🙂
