I now know how to apply a fixed price for a fixed period like one of the congresses in Cannes. Can you help me on another two aspects of pricing.
Nightly Price
Like most listers on AirBnB I price by the night but with a minimum of nights but also by the week.
I don’t charge for the nights and then add the cost of cleaning/linen on top.
So for example the price between 8th April and 17th May the nightly price is €311.00 per night with a minimum stay of 5 nights. However the price for 5, 6 or 7 nights is the same: €1,555.00. This is 5 x the nightly price.
However if on AirBnB I put a price of €311 per night my listing will appear to expensive but if I put €222 (€1,555.00 divided by 7) then the price will be two low to somebody booking only for 5 nights.
Is there any way to correct for this or am I trying to do something that is just not possible?
Weekly Pricing
For the summer holiday weeks from 1st July to 31st August approx. Guests must book by the week. They can not book say 10 days or if they do they have to pay for 2 weeks and it must be from Saturday to Saturday. How do I enforce this?
So if the nightly price is €458 the weekly price is €2,290. So someone staying for 3 nights would still pay €2,290.00 and somebody wanting to stay for 10 nights would still pay €4,580.
How do I enforce this?
