Hi.
I've set a fixed price for my property.
But for some reason in the search results and in also in the map it shows with a different (higher) price.
Only when entering the property's page itself the correct price is shown.
Why?

if guest search without exact days selected then he will see your base nightly price.
If he select exact dates then he will either see the price you manually set for those days or your base price if you didn't set different nightly price manually
On top of this nightly price cleaning fee and additional guests fee will be added and weekly /monthly discounts will be deducted.
If you have different prices for each of selected days then average price will be shown on the map and in search results

I am having this issue as well as your answer above answers it, it is still confusing as I set my pricing lower now for winter but when I hit the search button my pricing is higher so I think people won't look at it because the price is higher than it is after they finally click it to see my winter rates. Seems like if I lower the price it should show on the search page as well. A little confusing.
I am finding it impossible to have a one size fits all weekly and monthly discount as we have a seasonal property which the nightly and weekly vary widely. There use to be a custom pricing options which appears to have been removed? How do folks discount say 20% off the nightly rate for a weekly rental when the nightly and weekly pricing vary widely
I am having the same issue but the answer above does NOT resolve it. I too set my prices lower for the winter - manually, by day. I just searched the specific dates and is still shows up MUCH higher than what the price is. How do I fix it?
I also find the pricing structure confusing. A nightly price, a weekly price, discounts. Its impossible to figure out what exactly the custmoer is being asked to pay.
I think Airbnb is getting too popular, two many people fidling with the system and being clever. Make it more basic, get rid of some of the options as it is impossible to figure what each input is actually doing to the price the customer pays. Get rid of some of the idea people.
I am going on 4 years hosting and the pricing is so frustrating. Why can't airbnb remember from year to rear what I charge each month. If I don't go in and manually adjust my price week by week a couple months in advance, people are booking a ridiculously low prices. I just gave them feedback about this. Seems simple enough to me ..
I have the problem that no matter what price I put in the system it puts it own lower price and it is peak season so prices here right now are high. I have tried to find the so called over ride system through tips as to I was told to go into this to set minimum and maximum, but no it just uses the tip price which is well under half the current Base price I have set. I find it very frustrating. And so called support is not there, no one replies to my enquiries about this. Before I realised what was happening I had accepted quite a few bookings at a third of what I wanted. This crazy system is costing me money as now people are staying here at ridiculous prices, using all the kitchen facilities and the air conditioner is running at full blast. I’m sure by the end of the season I will not have made any money.
How frustrating! I have no problem editing my price .. do you have smart pricing on? Also make sure you hit "save" at the bottom after selecting your price. I am in the US and have a phone number that I always have a human answer and very helpful.
@Heather477 I think you have Smart Pricing turned on. You need to turn it off because it really isn't very smart and sets your rates at a price that's too low. From your dashboard go to Lisitng then Pricing then click Edit on Nightly Pricing and turn off the Smart Pricing if it's on and make sure to save it. If the Smart Pricing is not turned on you need to call AIrBnB.
