Question about Superhost status

We are new to Airbnb and have a question.  We have two bedrooms.  Our base price is $49 for the first room sleeps 2 (queen bed) and additional $20 for the second room sleeps  2 (queen bed) plus $10 cleaning deposit.  I am available to cook breakfast included.  Is this priced right?  If so, how do we list it?  I don't see anywhere to be that specific.

When you first put your listing live you will get a boost in the search posititon so that you are in a prime position to get a few bookings.  I would suggest you snooze your listing until you fine tune it a bit more.  

 

Take out the invitation to call you as phone numbers are blocked out and there is a highlighted tab just below that line that gives the option to click and contact host.  

 

You may like to look at making 2 listings, one for each bedroom.  At the moment you have it priced for the 2 bedrooms with no charge for extra guests.  So 4 people could stay in both rooms for the price you have set for 2 people in one room.

 

The biggest thing you should focus on beefing up is your house rules.  Type house rules into the search box and read what other hosts have suggested.  Biggest one is only registerd guests allowed on the property, quiet times nominated and you may even make it a requirement that photo ID is presented on check in.

 

Snooze the listing and read about Instant Book, Cancellation Policies, Resolution Centre, Insurance, etc.  There are many great tips here and I think you should give it at least 5 days of research before you go live.
