Question for San Francisco hosts

I am researching offering our family’s place in SF as a vacation rental on Airbnb. I know I need to get the certificate through the tax office and then be approved by the short term rental office. I’m reading conflicting information on whether or not the property has to be my permanent residence. Am I able to use this property for an Airbnb rental if it is not my permanent residence? I’d be renting the entire place out so I’m not sure how it could be a permanent residence?  Thank you for any info!!

Yes, it does have to be your primary residence.  San Francisco has strict rules.  You can only rent out up to 90 days per year.  So assuming it is your permanent residence, you would be living there about 275 days per year. So you can only rent out 90 days per year.  Totally a deal killer!!
