How do I list my home for either single room rental or entire house.

Create a listing for each room and one for the whole house.

Then link the calenders to prevent double bookings:

If it is possible for you @Melissa808,  You could create about 4 listings. 1 listing for ecah room, which mean 3 listings. And you could add another one which includes all rooms, if you have more guests.
